1. Remember These Two Vital Words: Curb Appeal.

We live in a society that teaches us the importance of first impressions at an early age. So why would selling a home be any different? Put yourself in the shoes of a buyer and drive past your house or take a photo of the front – yard included. Would this visual make you do a double take? If not, let’s turn up the curb appeal. We can do this in a variety of ways. The obvious “sprucer uppers” are keeping the lawn mowed, removing unsightly twigs or sticks, edging the driveway, and making sure the garbage can is out of sight on none pick-up days. If you really want maximum curb appeal, get a little creative. Let’s plant some flowers, clean the mailbox, wash the siding. Do whatever it takes to make buyers love the outside of your home and demand to see the inside.

2. Eliminate Clutter

Remember, buyers are here to see the home you have for sale, not your stuff. Make it easy for them to imagine their own things in the house by packing away a lot of yours. Give them a fresh canvas to paint a picture of what their new home will look like.

3. Depersonalize

Closely related to eliminating clutter, depersonalizing your home is an essential part of the home staging process. As harsh as it may sound, it can be hard for a potential buyer to imagine themselves making this home their own if they see you everywhere. And since it’s something you’ll have to do anyway, go ahead and pack up family portraits, personal awards, and other “you” things of that nature.

4. Keep it Clean!

This one is pretty self explanatory. However, if you’re not a neat freak, become one during the home selling process. You won’t always be home to tidy up and clean right before a buyer wants to see your house, so make sure it’s always show ready.

What’s the Biggest Key to Selling Your Home?

Price. Price. Price. The biggest key to getting your home sold is Price. If your house is not priced right, you’re simply helping your neighbors get their home sold.

Consider this. The typical time when you’ll see the most action in terms of interested buyers is the first two weeks your home is on the market. If it’s overpriced, people won’t look. But, if anyone does look, they could be the wrong buyers. For example, let’s say a Competitive Market Analysis shows that your home is worth $150,000. However, you price it at $170,000 so you’ll have negotiation room. Now buyers who have been looking in the $170,000 price range will find your house. Thus, we’ve attracted the wrong buyers and they may be disappointed when they compare your house to the higher priced houses they’ve been seeing. To summarize, let’s price it right the first time, shall we?
